Hiranandani Communities, a Niranjan Hiranandani Group initiative, announced its strategic entry into the emerging asset class of premium senior living with the launch of Elements at Hiranandani Parks, Oragadam — an integrated township in Chennai. The November 2025 launch is significant not just as a product extension, but as a signal that Hiranandani sees Oragadam as a long-term, multi-decade platform rather than a single-cycle play.
The project, named Elements at Hiranandani Parks, will be developed in partnership with GTB Urban Developers and marks the Niranjan Hiranandani-led group's first foray into curated senior living. Spread across 4.5 acres within the 360-acre Hiranandani Parks township, the development will comprise 400 units across two phases, each a 700-sq-ft, 2-BHK home priced from ₹60 lakh, targeting affluent, independent seniors. The overall project value stands at ₹300 crore.
Senior-friendly features include grab bars, non-slip flooring, and smart home systems for easy use. Fitness centres, yoga rooms, and senior-friendly recreation areas are available to help residents stay active, along with maintenance support, concierge assistance, and community events.
The partnership structure reinforces the product's credibility. In partnership with GTB Developers, the project aims to provide comprehensive care including medical assistance, wellness programmes, and assisted living facilities. For buyers evaluating Elements, the fact that it sits inside an already-operating township — with a functioning hospital, schools, supermarket, and 900-plus households — means the supporting ecosystem is real and present, not dependent on future development.
At an entry price of ₹60 lakh for a 700 sq. ft. 2-BHK home, the cost works out to approximately ₹8,500–₹9,000 per sq. ft. This is at a meaningful premium to the Oragadam market average, reflecting the township location, branded development, and purpose-built senior-care infrastructure.
The Hiranandani township formula — identify an underserved location, enter early, and create an anchor that raises the corridor's profile — has played out in Powai and on Ghodbunder Road in Thane. Oragadam follows the same pattern, with one additional variable: industrial density at a scale that has few peers in South India.
Oragadam, often dubbed the "Detroit of Asia," is not only recognised as the largest auto cluster in Chennai but is also emerging as a prime residential destination, with over 30% of India's automobile industry anchored in this suburb. With over 22 Fortune 500 companies operating out of the region, supported by initiatives like the ₹300-crore Oragadam Industrial Corridor Road and SIPCOT Industrial Park, the area boasts seamless connectivity through the Padappai and SP Koil flyovers, reducing city travel time by up to 40 minutes.
The sectoral base is also diversifying beyond the original automotive core. Expanding beyond automotive manufacturing into electronics, renewable energy, logistics, IT, medical sciences, and R&D, Oragadam has become a magnet for professionals, MSME entrepreneurs and investors alike.

Industrial leasing in Chennai remained healthy at 2.1 MSF, driven by strong engineering, manufacturing, and automobile requirements, with Sriperumbudur and Oragadam leading take-up. That sustained commercial activity keeps residential demand structural rather than speculative.
The average capital rate in Oragadam is approximately ₹4,050 per sq. ft., significantly lower than neighbouring areas like Medavakkam and Porur, where prices can reach up to ₹6,950 per sq. ft. Hiranandani Parks, as the corridor's flagship township, commands a premium to this market average — a gap that has historically persisted across the group's other township addresses as surrounding supply matures. Luxury residences at the township are delivering rental yields of up to 7%, one of the highest in Chennai.
The group's stated trajectory for Oragadam goes well beyond what is already built. The township, Hiranandani Parks, Oragadam, pegs an ambitious topline revenue of ₹4,000 crore, developing nearly 100 acres of prime real estate aligned with Oragadam's strong growth trajectory over the next 5 years. The next phase of development spanning 100 acres will include upmarket apartments, villas, plots, and commercial components, supported by enhanced infrastructure like new highways, expanded rail networks, and upcoming airport linkages.
That ambition is consistent with how the group has handled its other township platforms. The Hiranandani Group has delivered 35 million sq. ft. of residential spaces and 15 million sq. ft. of commercial spaces over four decades, operating three townships across the Mumbai region and Chennai. Oragadam is not a peripheral experiment — it is the group's sole South Indian township, and Elements represents the newest layer of a project that has been under continuous development for nearly two decades.
