The defining contribution of Hiranandani Group to Indian real estate is the integrated township model. The group's flagship development, Hiranandani Gardens in Powai, converted marshy, underdeveloped land in Mumbai into a 250-acre mixed-use enclave housing thousands of residents alongside IT offices, schools, hospitals, hotels, and retail. That template — self-sufficient, planned, and built to endure — was subsequently replicated at Hiranandani Estate on Ghodbunder Road in Thane across 375 acres, at Hiranandani Fortune City in Panvel in Navi Mumbai, and at Hiranandani Parks in Oragadam, Chennai, spread across 120 acres along the OMR with views of the Bay of Bengal.
Across more than four decades and over 2,000 acres of developed land, the group has delivered upward of 25,000 homes and developed approximately 45.82 million square feet of residential and commercial space. Its commercial arm built a 2.6-million-square-foot business park in Thane and sold the Powai commercial campus to Brookfield Asset Management for approximately one billion dollars in 2016. In February 2025, the group entered the Pune market through a 50:50 revenue-sharing joint venture with Krisala Developers for a 105-acre integrated township in North Hinjewadi, targeting revenue of Rs 7,000 crore. The group's industrial logistics arm, Greenbase — a 50:50 joint venture with Blackstone established in 2019 — spans 351 acres of Grade A warehousing and built-to-suit facilities.

Hiranandani Education has nurtured over 95,000 students through ICSE, ISC, and IB-curriculum schools in Powai, Thane, and Chennai. Hiranandani Healthcare operates NABH-accredited multi-specialty hospitals in Powai and Thane. The group's data centre subsidiary, Yotta Infrastructure, operates hyperscale campuses in Navi Mumbai, Greater Noida, and Gujarat, with revenues growing from $22 million in FY2023 to an estimated $49.2 million in FY2024. Every vertical traces back to the same founding logic: build the infrastructure a community needs before residents arrive, and the geography takes care of the rest.

The Hiranandani Business Park in Powai anchored Mumbai's emergence as an IT and financial services address in the 1990s and 2000s, earning recognition at CNBC Awaaz CRISIL Real Estate Awards across multiple years. The group subsequently developed approximately 2.6 million square feet of commercial space in its Thane township and, through its industrial arm Greenbase — a Blackstone joint venture — operates 351 acres of Grade A logistics and warehousing infrastructure across India.

Yotta Infrastructure, a 100-percent subsidiary launched in 2019, designs and operates Uptime Institute-certified Tier IV hyperscale data centres. Its three operational campuses — Navi Mumbai (NM1), Greater Noida (D1), and Gujarat (G1) — serve enterprise clients including global cloud and OTT platforms. The Navi Mumbai campus is capable of scaling to over 1,000 MW of power. Yotta's revenues grew from $22 million in FY2023 to an estimated $49.2 million in FY2024, reflecting accelerating institutional demand for colocation and managed cloud services.

Hiranandani Education, operating under the Hiranandani Foundation, has educated over 95,000 students through schools in Powai, Thane, and Chennai offering ICSE, ISC, and International Baccalaureate curricula. Rather than treating schools as township amenities, the group integrates them as founding institutions — present from a project's earliest phase — so that communities form around established academic infrastructure rather than waiting years for it to arrive.

The group's core residential division has delivered over 25,000 homes and approximately 45.82 million square feet of built space across Mumbai, Thane, Panvel, Chennai, Hyderabad, and Bengaluru. Each project is RERA-registered across Maharashtra, Tamil Nadu, Karnataka, and Telangana, with registration numbers published on individual project pages. Current active launches include towers within Hiranandani Estate Thane and new phases at Hiranandani Fortune City Panvel.

Greenbase Industrial and Logistics Parks, a 50:50 joint venture between Hiranandani Group and Blackstone established in 2019, operates 351 acres of Grade A-plus warehousing and built-to-suit industrial facilities across India. Spanning 9 million square feet of advanced infrastructure, HIP serves sectors ranging from e-commerce to EV manufacturing, providing businesses with tech-enabled, sustainable spaces designed around operational efficiency.

Launched in 2019 as a wholly owned subsidiary, Yotta designs, builds, and operates hyperscale data centre parks certified to Uptime Institute Tier IV standards. Three campuses are operational — in Navi Mumbai, Greater Noida, and Gujarat — with the Navi Mumbai site scalable beyond 1,000 MW. Revenues grew from $22 million in FY2023 to an estimated $49.2 million in FY2024. Expansion plans include campuses in Pune, Powai, Chennai, and a 50 MW AI supercomputer facility in Hyderabad.

The group's medical arm operates NABH-accredited multi-specialty hospitals in Powai and Thane, delivering advanced diagnostics, emergency care, and specialist treatments. The hospitals are embedded within Hiranandani townships, giving residents institutional-grade healthcare within walking distance of their homes — a practical expression of the group's self-sufficient township philosophy rather than a standalone amenity.

Hiranandani Financial Services (HFS) operates as a non-banking financial company serving India's MSME segment through secured and unsecured business loans, working capital finance, and property finance. HFS operates across nine states with over 140 branches. In August 2025 the company secured Rs 800 crore in growth capital from Vitruvian Partners, supporting its continued expansion in entrepreneurial lending aligned with the group's broader community-building mission.
