Hiranandani and Krisala plan ₹20,000 crore pipeline across Pune and Nagpur
Published
Hiranandani Communities and Krisala Developers have expanded their partnership with a project pipeline worth ₹20,000 crore across Pune and Nagpur. The announcement, dated 27 October 2026, sets out a series of new premium townships and commercial developments that the two firms plan to take forward through their joint venture.
The pipeline is led by a golf lifestyle township in Nagpur, which the partners describe as the city's first golf course township. The project is also tied to a commercial office development of 1.1 million square feet in Pune. Together, the two cities form the core of the joint venture's next phase, with both partners pointing to rising demand for premium lifestyle housing and office space in cities beyond the main metro hubs.
Details of the Nagpur golf township
Krisala Developers has entered Nagpur with a golf lifestyle township developed in partnership with Hiranandani Communities. The township is planned around a neo-classical design theme, green landscapes and an integrated golf course that is expected to be among the largest in the city. The project is estimated to carry a revenue potential of about ₹2,100 crore.
The township will include 51 plots, along with townhouses and villas. Promoter-side listings describe plot sizes ranging from 1,200 to 2,400 square feet, with plots starting from ₹75 lakh and villas from ₹2.5 crore. Reports on the project describe the plotted development as spanning over 100 acres, with the first large-scale initiative of its kind in the region. Interest has been reported from high net worth and ultra-high net worth buyers seeking plots in the township.
The Nagpur project is being financed through the partners' internal cash generation. Hiranandani Communities will develop it in association with Krisala Developers under Eleva by Hiranandani Communities, the group's development management platform.
Pune office project
The partnership also includes a commercial office project in Pune spanning 1.1 million square feet. The development is part of the expanded pipeline, and further details on its location and timeline are yet to be disclosed.
Location and market context
The Nagpur township is about 40 minutes from the city's airport and sits in an area shaped by lakes and hill terrain. Nagpur's real estate market has been expanding with the support of infrastructure such as the MIHAN special economic zone, metro rail and the Nagpur-Mumbai expressway. The city's long-term growth potential is a key reason the partners are focusing on it.
In Pune, the partners are already active through their North Hinjewadi joint venture, which sits near Rajiv Gandhi Infotech Park and enjoys access to the Mumbai-Pune Expressway and Pune International Airport. Growth in the city's IT hubs and the inflow of skilled professionals continue to support demand for housing and office space in the area.
About the developers
Hiranandani Group was established in 1978 and is headquartered in Mumbai. Its portfolio spans housing, commercial projects, data centres and industrial and logistics parks. Hiranandani Communities, led by founder Dr Niranjan Hiranandani, builds townships such as Hiranandani Parks in Chennai and Hiranandani Sands in Alibaug.
Krisala Developers brings more than 14 years of experience across residential, commercial, plotted and integrated developments, with a focus on Pune and PCMC. The company reports more than 2.3 million square feet of construction across its residential and commercial projects. Its portfolio includes the Land of Dreams project, a 105-acre township, followed by a second township spanning over 100 acres, and a 10 lakh square foot Grade A+ commercial development. In 2021, its project 41 City Hub won the Best Commercial Project award at the Times Realty Icons Awards.
The partners say the expansion draws on the strength of their previous collaboration, in which the firms sold over 3,500 units in a single year and generated more than ₹3,000 crore in revenue. They plan to manage operational risk by either acquiring land outright or sharing revenue with landowners. The partnership is non-exclusive, allowing both companies to stay independent while joining forces on specific projects.
What comes next
Hiranandani Communities says the group will continue to grow through integrated townships, redevelopment, joint development and joint ventures. The Nagpur golf township and the Pune office project will be the next milestones for the expanded partnership, with the pipeline expected to build out across both cities in the coming years.
