Second Phase Launch: Plots at Hiranandani Sands
Following the complete sell-out of residences and service apartments at Hiranandani Sands, Hibaug, Hiranandani Communities has launched premium plots within the coastal township. The plots are priced from ₹2.49 crore with a Flexi Payment Plan.
The township's first phase spanned 3.3 lakh sq. ft., comprising three residential towers with 330 units, all of which were sold out at launch. The residential phase generated gross ₹450 crore in sales revenue.
Project Scale and Location
Spread across a massive 225-acre coastal township, the project is designed to offer a peaceful lifestyle close to nature while ensuring modern comforts. The development features limited inventory of just 150 plots. Plot sizes range from 1500 to 3000 sq. ft., offering buyers the flexibility to design and build their dream home as per their preferences.
The township stands just five minutes from Nagaon Beach. Mandwa Jetty is very close, and from Mandwa, residents can reach the Gateway of India in about 25 minutes by ferry, saving valuable travel time.
Township Infrastructure and Amenities
Residents will have access to a private beachfront and jetty—a first for Alibaug. The township includes a massive 90,000 square feet clubhouse with indoor spaces for gatherings and activities, a gym, and swimming pool.
The site includes 27 acres of reserved forest with over 7,000 newly afforested trees, and it is located adjacent to 100 acres of preserved natural wetlands.
Broader Township Vision
The township will feature luxury residences, signature villas, plotted developments, and serviced apartments. The township will host a curated portfolio of five hotels spanning luxury, business, and leisure categories, alongside a mega convention centre, wedding destination, eco-wellness hub, and beachside entertainment avenues.
The company is investing ₹5,000 crore in the project, which has an estimated gross development value (GDV) of ₹17,000 crore.

The RoRo ferry service from Mumbai Ferry Wharf to Mandwa allows residents to reach Alibaug in about an hour. Speedboats and catamarans further enhance access from Gateway of India, while major infrastructure developments like the Mumbai Trans Harbour Link, the Virar–Alibaug Multi-Modal Corridor, and upgrades to the Mumbai–Goa Highway (NH-66) are set to cut travel time even further.
