Hospitality-Managed Villa Community at Hiranandani Sands
Hiranandani Communities and SaffronStays have entered into a three-year collaboration covering the management and potential monetisation of 121 premium private villa plots across approximately 12 acres, within Hiranandani Communities' 225-acre integrated coastal township at Hiranandani Sands in Alibaug, Maharashtra.
The partnership covers management and potential monetisation of the villa plots, marking a shift toward hybrid ownership models where residential second homes incorporate professional hospitality operations from the time of possession.
Scope of On-Ground Management
SaffronStays will run a dedicated front office on-site and take end-to-end ownership of how each villa functions and how each owner experiences it: from day-to-day property upkeep, to premium on-demand services such as on-call private chefs and concierge services including Ro-Ro transport, to experiential services such as celebration set-ups for birthdays, anniversaries and proposals, and sundowners.
Integration Within the Larger Township
Within the township, which is also planned to include five hotels, a convention centre, a yacht club and a dedicated water sports zone, the luxury villa community spans 121 plots across 12 acres and is being developed as a self-contained, gated enclave, where individual owners will design and build their own villas.
Hiranandani Sands is positioned by its developer as India's largest coastal real estate project, with an estimated topline of ₹17,000 crore.
