Hiranandani and Krisala bring a 51-plot golf township to Nagpur's MIHAN belt

Published

Krisala Developers of Pune and Hiranandani Communities have announced their entry into Nagpur with a golf lifestyle township on 27 October 2026. The project is planned in the MIHAN belt of Nagpur, Maharashtra, and is expected to generate revenue potential of about ₹2,100 crore. It marks the first golf course township in the city and extends the partnership between the two firms beyond Pune.

The township will be developed under Eleva by Hiranandani Communities, the group's development management platform, with Krisala Developers as the development partner. The announcement was led by Niranjan Hiranandani, CMD of Hiranandani Communities, alongside Sagar Agarwal, CMD of Krisala Developers, and Aakash Agarwal and Vishal Agarwal, managing director and joint managing director of Krisala.

Project details and product mix

The township is planned around an integrated golf course, which is expected to be one of the largest in Nagpur, set within a neo-classical design theme and green landscapes. The master plan includes 51 ultra-luxury plots, along with townhouses and villas. The plotted product is aimed at high net worth and ultra high net worth buyers, and the developers say it is already attracting strong interest from that segment.

The configurations announced so far are:

  • Residential plots of 1,200 to 2,400 sq ft
  • 3 and 4 BHK luxury villas of 2,200 to 3,500 sq ft
  • Custom premium estates

Entry-level pricing has been reported from ₹75 lakh for plots, with villas positioned at a higher price point. The launch is positioned as a pre-launch offering at this stage.

The amenity plan, as outlined by the developer, includes a grand clubhouse, an infinity pool, a co-working space, a sports arena, a central park, a gym and 24/7 security.

Location and connectivity

The township sits in the MIHAN area near the MIHAN special economic zone, a location that places it close to Nagpur's airport and metro network. Khapri metro station, on the Orange Line, is located within MIHAN and opened on 8 March 2019. Nagpur Metro now runs two colour-coded lines with 37 stations across 38.2 kilometres.

The Samruddhi Mahamarg, which links Mumbai and Nagpur, is expected to bring the travel time between the two cities down to around seven to eight hours. The route provides access to Samruddhi Nagar, MIHAN and the Nagpur Metro. Nagpur also sits at the junction of two Asian Highways, AH43 and AH46, which strengthens its position as a regional road hub.

About the developers

Krisala Developers was established in 2011 and 2012, and its first project was Krisanta Skyline in Kiwale, Pune. The company has delivered more than 16 projects, and its work in Tathawade includes about 3.3 million sq ft of development and homes handed over to more than 2,300 families. Its delivered projects in the locality include 41 Elite, 41 Cosmo and 41 Earth.

Hiranandani Communities is the development management arm of the Hiranandani Group. Surendra Hiranandani is co-founder and managing director of the group, and Niranjan Hiranandani serves as President of NAREDCO. The Nagpur project extends the group's recent activity in Pune, where the two firms are developing a 105-acre integrated township in North Hinjewadi under the Integrated Township Policy. That JV, initiated in February 2025, marks the Hiranandani Group's entry into Pune's real estate market.

Previously, the two firms have sold more than 3,500 units in a single year, generating over ₹3,000 crore in revenue. The Nagpur township is being financed through internal cash generation.

What this means for Hiranandani homebuyers

For buyers already familiar with the Hiranandani name, the Nagpur township adds a new market to a portfolio that spans Mumbai, Thane, Panvel, Pune, Chennai, Bangalore and Alibaug. The project is positioned at the premium end, with plots and villas built around a golf course and a clubhouse-led lifestyle, which differs from the apartment-led formats that dominate much of the group's urban pipeline.

What comes next

The developers have announced a wider joint venture pipeline of around ₹20,000 crore across Pune and Nagpur. That pipeline includes the Nagpur golf township and a 1.1 million sq ft office project in Pune. Hiranandani has said the group will continue expanding through integrated townships, redevelopment, joint development and joint ventures. Further details on the Nagpur launch, including booking timelines and construction phases, are expected to be shared by the developers as the project moves forward.
