Hiranandani Brings Aria Residency to Calangute, North Goa

Hiranandani has opened pre-bookings for Aria Residency, a residential project in Calangute Village, Bardez, North Goa. The launch marks the group's entry into Goa through its Eleva by Hiranandani model, under which the group lends project management and execution expertise to local developers. The project is being developed by Azul Amor LLP, and pre-bookings opened in September 2026.
Aria Residency is planned as 78 homes spread across four blocks on a 5,125 sq m site. The Hiranandani Communities announcement from 10 September 2026 places the project alongside Cloud Infinity Premium Villas, a second Goa development, with the two together expected to add about 250,000 sq ft of residential space on five acres. The Guardians Real Estate Advisory has been appointed as the strategic partner for sales and marketing. For buyers following the Goa market, the project is the group's first residential offering on the state's northern coast.

The project is planned with 2 and 3 BHK apartments, penthouses and 3 BHK villaments. Unit sizes run from about 81 sq m to 166 sq m, and a number of residences include private plunge pools, which gives the scheme a resort-style character within a relatively small footprint of 78 homes.

Bedrooms have wooden flooring, and the master bedroom includes a walk-in dressing area. The kitchen comes with a modular layout, imported fittings, granite countertops and a separate utility area for laundry and storage. Calangute is one of the best-known beach localities in North Goa and sits about 15 km from Panaji, the state capital. Mopa International Airport is roughly 28 km away, and the drive is well served by NH66. Dabolim airport lies about 38 to 40 km away. Calangute's road network is set to improve, with the local authority planning roundabouts at junctions that have a history of accidents. Metro connectivity for Goa is still at the planning stage, while coastal highway and railway modernisation projects are expected to strengthen access to the region over time.
The surrounding localities show a range of price points. Candolim, the adjoining beach locality, averages about ₹15,050 per sq ft for apartments, while Assagao, further inland, is listed at about ₹26,200 per sq ft.
