Hiranandani Enters Goa With Cloud Infinity Premium Villas in Bainguinim

Hiranandani has announced its entry into the Goa real estate market with Cloud Infinity Premium Villas, a gated villa project in Bainguinim, Tiswadi, near Old Goa. The project is in its pre-launch phase and is being marketed under the Eleva by Hiranandani model, which pairs the group's project management and execution expertise with local developer-partners.
The community will comprise 44 villas arranged in four blocks, labelled A to D, with about 1.4 lakh sq ft of construction. Buyers can choose between 3 BHK and 4 BHK villas, and pricing is available on request. The project is registered with Goa RERA under number PRGO03262696. The details behind the pre-launch
Cloud Infinity Premium Villas is being developed by Shree Yagna Builders and Developers. Hiranandani Communities is providing project management consultancy and execution support, while the local developer-partners remain responsible for the project itself. The Guardians Real Estate Advisory has been appointed as the strategic partner for sales and marketing.
The Goa entry is structured as a pair of project management partnerships with a combined value of ₹450 crore. The second project is Aria Residency by Azul Amor LLP. Together the two projects are expected to yield about 250,000 sq ft of residential development on a five-acre site.

The location
Bainguinim lies in Tiswadi taluka in North Goa, east of Panjim and a short drive from Old Goa. Tiswadi is one of the more established localities in North Goa, and the villas sit within easy reach of the state capital and its heritage landmarks.
Several transport projects are proposed for the area. The Goa Water Metro concept would link Vasco in Mormugao with Dona Paula in Tiswadi, with feasibility work complete and the Detailed Project Report as the next step. A proposed metro alignment discussed for the Tiswadi belt passes through Bainguinim toward Panjim, Corlim and Ponda. A proposed railway corridor covering all 12 talukas, including Tiswadi, has an estimated investment of about ₹27,000 crore.
Premium properties across North Goa transact between ₹4 crore and ₹25 crore, depending on location, size and specification.
The developer
Hiranandani Communities was founded by Dr Niranjan Hiranandani. The group's story begins in Powai, Mumbai, where land was acquired in 1983 and construction of Hiranandani Gardens started in 1987. Company releases cite about 35 million sq ft of homes and 15 million sq ft of office and retail space delivered across its projects.
The group has built across several cities, including Thane, Panvel, Chennai, Alibaug, Pune, Nagpur, Bengaluru and Hyderabad. Its Thane township, Hiranandani Estate, spans 375 acres, and One Hiranandani Park on Ghodbunder Road is a 21-acre luxury enclave. House of Hiranandani in Bengaluru is fully delivered and occupied. Goa marks the group's entry into the state.
The group's Eleva Goa project in Calangute offers a clubhouse, swimming pool, gymnasium, spa, landscaped gardens, a children's play area and 24-hour security, with one private car park per unit. Cloud Infinity Premium Villas will be the second Goa project under the Eleva by Hiranandani model.
