Hiranandani’s Pune Entry Brings Racecourse-Led Homes to North Hinjewadi
Opening
Hiranandani Communities is entering Pune’s residential market through a joint venture with Krisala Developers and Della Resorts & Adventure. Announced in Pune on 8 May 2025, Della Racecourse is planned for North Hinjawadi, in Darumbre, as a themed township centred on an international polo club and racecourse.
The development is planned across 40 acres within a 105-acre master plan. Its proposed mix combines villa plots, private residences and a resort with hospitality, leisure and event facilities. For homebuyers, the announcement marks Hiranandani’s arrival in a new city through a large, multi-part project rather than a standalone residential scheme. The project is classified as Upcoming.
The details
Della Resorts & Adventure announced the project under its CDDMO model, covering conceptualisation, design, development, marketing and sales, and operations. Hiranandani Communities and Krisala Developers are the township’s joint-venture partners. Della’s township arm, Della Townships, presents the project as an integrated, racecourse-facing development.
The plan puts an eight-acre racecourse and international polo club at the centre of the township. A 300-key five-star resort is also planned, alongside private homes and a range of hospitality and leisure uses. The May 2025 announcement described 128 private villa plots and 112 resort private residences. Villa plot sizes were given as 5,000 to 7,500 square feet.
The official township plan also describes branded residences and sky villas in three 18-floor towers, with twin-height lobbies, as well as private luxury villas. Its published figures include 168 branded residences and sky villas, 98 private luxury villas and 316 planned units overall. The residential offering is part of a wider scheme that also includes bespoke private offices and luxury retail.
- Land: 40 acres within a 105-acre master plan
- Racecourse and polo club: eight acres
- Hospitality: a planned 300-key five-star resort
- Villa plots: 128 announced, ranging from 5,000 to 7,500 sq ft
- Resort private residences: 112 announced
- Branded residences and sky villas: planned across three 18-floor towers
Other proposed facilities include nine wedding venues, 12 corporate and MICE venues, an extreme adventure park, a golf range, spa and wellness offerings, clubhouses, sports facilities and landscaped grounds. The township plan also features a rooftop infinity pool for the towers. Design Futurist Jimmy Mistry is named as master planner; the stated architectural direction combines contemporary, organic and British colonial influences.
The company described the project in its 2025 announcement as having revenue potential of ₹1,100 crore. A later project figure published on 3 October 2026 gives a gross development value of ₹1,389 crore.
The location
North Hinjawadi places the project in Pune’s western growth corridor, with connections towards Wakad, Baner and Balewadi, as well as Pimpri-Chinchwad, Aundh and Shivajinagar. The Pune–Bangalore Highway, or NH 48, and the Pune Expressway are among the key road links identified for the area. The project is described as around 20 minutes from the Pune Expressway and about two and a half hours by road from Mumbai.
Pune Metro Line 3 is planned along the Hinjawadi–Shivajinagar corridor. The elevated route is 23.203 km long and has 23 stations. The project’s location also sits within a corridor where the proposed Pune Ring Road is expected to add another regional road connection.
The developer
The project brings together three groups with different roles. Della Group, founded by Jimmy Mistry in 1991, began with interiors and furniture and has since developed businesses in resorts, adventure experiences and townships. Its Della Adventure Park in Lonavala spans 36 acres. Hiranandani Communities’ participation makes Della Racecourse its entry into Pune’s real-estate market, while Krisala Developers joins as the local joint-venture partner.
What comes next
When the project was announced in May 2025, Della said land acquisition was complete and design finalisation was under way. The timeline then outlined resort and villa-plot activity for early 2026, followed by private residences towards the end of that year. These milestones frame the project’s planned rollout for prospective buyers. The related Hiranandani Della Racecourse project page provides a project-focused overview.
Metro Line 3 is another important part of the area’s forward transport picture. The stated schedule planned the Maan-to-Balewadi section for December 2026 and the Balewadi-to-District Court section for March 2027. Those dates form part of the corridor’s planned opening sequence.
