A new phase for the North Hinjewadi township

Mumbai-based Hiranandani Group has signed a joint development agreement with Pune-based Krisala Developers to build on a 105-acre landholding in Darumbre, North Hinjewadi. The fourth phase of the integrated township, marketed as The Colosseum, is set to bring 2, 3 and 4 BHK apartments, including simplex and duplex homes, to the site. Its five towers will occupy about 6 acres, with one tower devoted to large 3 and 4 BHK Ultra homes.

For buyers tracking the township, the move extends a development that has already delivered earlier phases on the same land. The Colosseum is being presented as an upcoming launch, and the developer's plans point to a handover in December 2030. Prospective buyers will want to weigh the configurations, indicative prices and booking terms set out below against the timelines the joint venture has outlined.

Configurations, prices and booking terms

The 2 BHK homes are planned at about 765 to 819 sq ft and are being offered from ₹82.99 lakh onwards. The 3 BHK homes range from about 1,025 to 1,330 sq ft, with prices starting at ₹1.12 crore. The 4 BHK homes are planned at about 1,600 sq ft and are priced at ₹1.85 crore. Across all types, the listed sizes run from roughly 750 to 1,860 sq ft.

  • 2 BHK: about 765 to 819 sq ft, from ₹82.99 lakh
  • 3 BHK: about 1,025 to 1,330 sq ft, from ₹1.12 crore
  • 4 BHK: about 1,600 sq ft, ₹1.85 crore, simplex and duplex options

Interested buyers can secure a place with a non-refundable expression of interest of ₹2.70 lakh. The developer also points to exclusive benefits of up to ₹9 lakh and spot booking discounts. Hiranandani generally offers both construction-linked and time-linked payment plans, and buyers should compare these against the final cost sheet when it is issued. Parking is charged separately, and the broader Hiranandani pattern is a parking cost of roughly ₹3 to 6 lakh per slot, with floor rise charges of around ₹25 to 75 per sq ft per floor above a threshold.

On approvals, the MahaRERA registration for this phase is under process with the Maharashtra Real Estate Regulatory Authority.

Planned amenities and township features

The Colosseum is designed as a gated community with 24/7 security and CCTV surveillance, along with power backup, water supply systems, resident and guest parking, and landscaped open areas. Residents can use a clubhouse, an outdoor swimming pool, a gymnasium, tennis and badminton courts, jogging tracks and walking paths, and community spaces. The wider township is planned with more than 70% open space.

Beyond the phase itself, the township masterplan includes a 40-acre hospitality district with a 5-star resort and an adventure park, along with an 8-acre private racecourse with a polo track. The township carries an IGBC-certified land parcel and follows a neoclassical architectural theme with a racecourse-inspired design. Phase 1 of the township reportedly sold 1,119 units in six hours, and the neighbouring Phase 3 has also been launched.

Specifications at the neighbouring Krisala-Hiranandani Everlyn in Darumbre include vitrified flooring, granite kitchen platforms, powder-coated aluminium sliding windows and MS safety grills, which gives a reference point for the finish standard Hiranandani applies in this micro-market.

Location and connectivity

The township sits near Ghatol's Farm Road in Darumbre, close to the Mumbai-Pune Expressway, which is about 10 km away, and NH-48. Hinjewadi IT Park is roughly 5 km away, while Wakad and Baner are about 8 km. Rajiv Gandhi Infotech Park, Balewadi High Street and Baner are all within easy reach. Pune International Airport lies about 30 km away.

Transport links are set to improve. Pune Metro Line 3 runs 23.2 km elevated from Hinjewadi to Shivajinagar, and passenger operations are expected to begin on 3 November 2026. An upcoming metro station is about 3 km from the site. Pune Metro Phase 2 corridors 2A and 2B, spanning 12.75 km with 13 stations, have been approved by the Union Cabinet and are scheduled for completion within four years. Vasundhara Hospital is about 1.2 km away, and the Kasarsai Dam is about 3 km away.

About the developers

Hiranandani Communities, the township arm of the Hiranandani Group, was established in 1978. The group reports about 22,000 homes delivered and more than 128 completed projects across Mumbai, Bangalore, Pune and other cities. Krisala Developers, the joint venture partner, has delivered more than 16 projects across Pune, with over 2.3 million sq ft handed over and more than 5,200 families served. Earlier phases of the Hiranandani-Krisala township in Darumbre, including Everlyn, Everland and Evershing, are already completed.

What comes next

The next milestones are the formal launch of The Colosseum, the opening of bookings against the ₹2.70 lakh expression of interest, the finalisation of the cost sheet and payment plan, and the MahaRERA registration. The developer has set a handover target of December 2030. Buyers considering a home in the phase can review the full project details on the Hiranandani The Colosseum project page.
