Hiranandani Communities plans gated villa estates on the Alibaug coast

Hiranandani has announced plans for Hiranandani The Estates, a gated community of private villas and estates in Alibaug, Raigad district, Maharashtra. The project is at the pre-launch stage, and the developer is positioning it as a coastal township of about 375 acres. Some listings also refer to the villas under the Bay Grove name.
The plan is built around three estate categories, ranging from private villas of 5,000 to 7,000 sq ft to grand estates of 10,000 to 12,000 sq ft. The developer has set an expected possession date of December 2030. For buyers tracking the Hiranandani name in Alibaug, the announcement marks a move from apartments and plots into large-format residences on a single gated site, with the township-focused arm of the group, Hiranandani Communities, leading the development.

The homes are planned as private estates inside a gated enclave, with the project's layouts shown as sample images for each estate category. Final layouts and exact carpet areas are yet to be released by the developer.
The community is planned with 24/7 security and CCTV surveillance, along with a clubhouse, an outdoor swimming pool, a gymnasium, tennis and badminton courts, a jogging track and walking paths. Landscaped parks and open green spaces run through the site, and the plan includes power backup, a water supply system and ample parking for residents and guests. The developer also lists sustainable, eco-friendly design as part of the project.
Maharashtra RERA approval is under process. Expected possession is set for December 2030. The detailed cost sheet and payment plan are being finalised, and the launch date and booking window have not yet been announced. Location and connectivity
The site sits close to the Mumbai-Goa Highway, roughly 2 km away, and about 5 km from Alibaug Beach. Mumbai International Airport is around 90 km away. An upcoming metro station is about 3 km from the site, and the broker listing does not name the line.
Road access to Alibaug has improved with the Mumbai Trans Harbour Link, also known as Atal Setu, which was inaugurated in January 2024 and brings Alibaug within 45 to 60 minutes of South Mumbai. The M2M RORO ferry between Bhaucha Dhakka and Mandwa runs as an alternative sea route, with a car taking about 60 to 90 minutes from Mumbai by sea.
Nearby landmarks in the wider Alibaug locality include Chaul at about 1.6 km, Nagaon Beach at about 2.3 km and Mandwa Jetty at about 4 km.
The Virar-Alibaug Multimodal Corridor, a 126 km access-controlled expressway being built by MSRDC, is under construction. Phase 1 covers 96.41 km from Navghar to Balavali, with completion expected between late 2029 and early 2030. Phase 2 covers 29.9 km from Balavali to Alibaug. A feasibility study for a Virar to Alibaug metro rail has also been initiated.

Hiranandani Communities is the township-focused arm of the Hiranandani Group, which was established in 1978 by Niranjan Hiranandani and Surendra Hiranandani. The group has delivered more than 22,000 homes across its projects and has a presence in Mumbai, Thane, Panvel, Chennai, Bengaluru and Hyderabad, with additional projects in Pune and Nagpur built with Krisala Developers.
