Hiranandani and Krisala plan 51-plot golf township on Nagpur's Wardha Road
Published
Hiranandani Communities and Krisala Developers have announced an integrated golf-lifestyle township on Wardha Road in Nagpur, within the MIHAN SEZ corridor. The announcement, dated 29 October 2026, marks the Hiranandani group's first township in Nagpur and the partners' latest step in a joint pipeline that spans Pune and Nagpur. The partners estimate the project's revenue potential at about ₹2,100 crore.
The development is planned on more than 105 acres and will feature 51 ultra-luxury plots alongside townhouses and villas. Its centrepiece is a 16-acre, nine-hole golf course, which the partners describe as Nagpur's first golf course township. The overall plan spans roughly 2.1 million sq ft and will be operated under Eleva by Hiranandani Communities, the group's development-management vertical. The project is being financed through internal cash generation.
Project details buyers should know
The township is at the planning stage. The partners are working to secure the necessary approvals before applying for registration under the Real Estate (Regulation and Development) Act with Maharashtra RERA. Plots are indicatively priced from ₹75 lakh, while villa pricing is available on request. The official price list is being finalised.
The residential mix covers four plot sizes and two villa formats:
- Residential plots of 1,200, 1,500, 1,800 and 2,400 sq ft
- 3 BHK luxury villas of 2,200 to 2,800 sq ft
- 4 BHK luxury villas of 2,800 to 3,500 sq ft
- Townhouses, with sizes to be announced
The design follows a neo-classical theme. Two clubhouses, with a combined planned area of 42,000 sq ft, will anchor the community. Planned amenities include a swimming pool, sports courts, a skating rink, an indoor games room, a kids' play area, a gymnasium, a meditation pod, a yoga deck, a jogging track, a mini theatre, an amphitheatre, a cafeteria and a community hall. Landscaped gardens and a step garden are also planned, along with 24/7 security with CCTV, fire safety systems and power backup for common areas.
Possession is targeted for December 2030. Home loans are expected to be available from leading banks and financial institutions at launch. For plot buyers in Nagpur, stamp duty is 7% for men and 6% for women, inclusive of the local body tax, and registration is 1% of property value, capped at ₹30,000 for properties above ₹30 lakh. Details of the project's own unit specifications, carpet areas and facings will be shared as the launch progresses. More information is available on the project page Hiranandani Krisala Plots Nagpur.
Location and connectivity
The township sits on National Highway 7 along Wardha Road, a corridor that offers a direct commute to MIHAN SEZ. It lies close to the Nagpur Ring Road and the Samruddhi Mahamarg, the expressway that links Mumbai's JNPT port with the Nagpur Multimodal International Hub Airport at MIHAN. The Nagpur Railway Station is about 7.3 km from Wardha Road. Nearby landmarks include Sahara City and the Jamtha Cricket Stadium. The area also offers access to the Butibori Industrial Area, AIIMS and IIM Nagpur.
Several infrastructure projects are shaping the corridor. Phase 2 of the Nagpur Metro, which adds 43.8 km of track and 32 stations, is under construction and targeted for completion by December 2027. A proposed Orange Line is planned along Wardha Road to the airport and MIHAN area. The Nagpur–Gondia access-controlled expressway, spanning 162.57 km, has received state government approval. Reports also indicate that property values in parts of Wardha Road, Jamtha and Hingna have risen by nearly 25% as interest from homebuyers and investors has grown.
