Hiranandani Communities was set up in 2014 as a separate business unit within the wider Hiranandani Group, with Dr Niranjan Hiranandani at its head. Its entry into GIFT City is Hiranandani Signature, a 16-storey commercial tower in the SEZ zone that the developer describes as the first tower in India designated as an International Financial Services Centre building. The tower is the group's only project in the district, and it gives the group a direct role in the country's first IFSC.
The project moved through several public milestones. The group received a 0.25 million sq ft built-up allotment for a commercial tower in the GIFT SEZ area in October 2014. In May 2016 the developer said construction was on track for possession by the end of that year. The tower was completed in a record thirteen months, and the Prime Minister inaugurated it on 9 January 2017.
Kotak Mahindra Bank was announced as an early occupier of the building, and the developer said other financial institutions had also taken space there. Niranjan Hiranandani has pointed to continuing demand from equity, commodities and insurance firms, beyond the banking tenants already in place. The tower is pitched at global financial institutions, insurers, asset managers, fintech firms and corporate entities that need a premium office base with IFSC status.
Hiranandani Signature is an office product, not a residential one. The developer describes it as a fully functional commercial tower with fit-out-ready spaces and infrastructure intended for businesses. The tower has been awarded the Gold rating under IGBC's New Building Rating Program, which the developer cites as evidence of its sustainability specification.
The group's reputation rests on its township model. It acquired its Powai land in 1983 and built Hiranandani Gardens on a site of about 250 acres, a project that became the template for integrated townships in India. Its later commercial work includes Hiranandani Business Park in Panvel, which is part of the Fortune City township and offers two office towers. Hiranandani Signature applies the same developer discipline to a single-tower, financial-services format, which is a different product from its townships.
GIFT City sits on the banks of the Sabarmati River in Gandhinagar district, roughly eight kilometres from Gandhinagar city centre. The IFSC operates under relaxed currency and tax rules, which is the main reason global banks, fintech firms and insurers have located there. National Highway 48 connects the district to Ahmedabad, and the commute is commonly quoted at 30 to 45 minutes depending on traffic. A new bridge over the Sabarmati is reported to cut travel time from SG Highway to GIFT City by about 20 minutes.
Sources differ on the metro. One recent guide describes the Violet Line spur from GNLU to GIFT City, about 5.4 km, as completed in September 2024. Other current guides still describe the Ahmedabad–Gandhinagar link to GIFT City as upcoming. Buyers should treat the metro's operating status as a point to confirm at the time of visit. Infrastructure inside the district includes district cooling, underground utilities and sensor-based smart roads.
Hiranandani Signature is an office asset, and its unit pricing is not published on the developer's site. For context, one market guide puts GIFT City flat rates between roughly Rs 9,000 and Rs 13,200 per sq ft, with an average near Rs 11,050, and reports a rise of about 53.5% over three years. Another analysis notes that more than half of the district's planned commercial space has already been allotted, which signals how much of the commercial stock is already in use.
