The location
The site sits in Bandra West, one of the western suburbs' most established residential addresses, with the Bandra-Worli Sea Link about 3 km away and the Bandra Kurla Complex roughly 15 minutes by road. The Western Express Highway is about a minute away, and Chhatrapati Shivaji Maharaj International Airport is around 10 minutes by car. Lilavati Hospital is 350 metres from the site, and Juhu Beach and Carter Road are named among the neighbourhood's leisure destinations.
Several transport projects are planned for the wider area. Metro Line 3, a 33.5 km underground corridor running from Colaba through Bandra to SEEPZ with 27 stations, has been approved in principle. An extension of Metro Line 11 from Wadala to Bandra Terminus is in its preparatory survey stage. The Coastal Road, an eight-lane route from Marine Lines to Kandivali, adds a faster link along the western seafront, and a plan announced in March 2026 proposes an underground connection from the Bandra-Worli Sea Link to the bullet train station at BKC and onward to the airport.
The developer
The Hiranandani Group was founded in 1978 by Niranjan and Surendra Hiranandani. The group reports 27,686 homes delivered across India and more than 50 million sq ft developed, with operations in Mumbai, Bengaluru, Chennai, Hyderabad, Thane and Panvel. Hiranandani Bandra Bay adds a sea-facing tower to that footprint, with Hiranandani Communities as the developing entity.

Residents will have access to an infinity-edge swimming pool with sea views, a kids' pool, a rooftop pool, a gymnasium, a spa, a yoga deck, a squash court, a tennis court, a billiards room, a library, a multi-purpose hall, a business centre and a mini theatre. Security includes 24/7 concierge and CCTV surveillance, and the grounds include landscaped podium gardens along with rainwater harvesting and solar energy.
