Hiranandani Krisala Phase 4 Takes Shape in North Hinjewadi Township

Hiranandani Group has set out its plan for Phase 4 of the Krisala township in Darumbre, North Hinjewadi, Pune. The phase is being developed alongside Krisala Developers under a 50:50 revenue-sharing arrangement for the 105-acre township, a partnership announced in February 2025. The land itself is owned by the Hiranandani Group.

Phase 4, known in project communications by the code name Colosseum, is planned as five towers spread over about six acres. The homes will be offered as 2, 3 and 4 BHK units in simplex and duplex layouts, with carpet or super built-up areas ranging from 750 to 1,860 sq ft. The developer has not yet announced a price band, and pricing is available on request. Possession is planned for December 2030.

Project details for prospective buyers

The Phase 4 plan follows the same township masterplan that has guided the earlier phases. The wider township will carry around 70 percent open space, with landscaped gardens across the site. Phase 4 is one of several phases in the development, and it sits alongside the clubhouse and recreational precincts that the developer is building for the whole township.

The planned amenities for Phase 4 include a clubhouse, a swimming pool, a gym and sports courts. Township-level plans described by the developer include a central park with theme gardens, a clubhouse with indoor games and a party hall, an adult pool with a separate kids' pool, a sports complex with tennis, basketball and badminton courts, a yoga lawn, a meditation zone and a kids' play area. Nine wedding venues are also part of the township plan.

The township is described as IGBC-certified across its 105 acres, and the developer has brought TERI in as a knowledge partner on sustainability. The developer has also set a target air quality index of 40 for the township.

Location and connectivity

The site is about 1 km from the Mumbai–Pune Expressway, which gives road access to both cities. Rajiv Gandhi Infotech Park is roughly 10 minutes away by road, and Embassy Tech Zone and the Hinjewadi Phase 2 business park are within about 30 minutes. Internal access comes through the Hinjewadi–Aundh, Maan and Dange Chowk roads.

Pune Metro Line 3, which runs from Hinjewadi to Shivajinagar over 23.3 km with 23 elevated stations, is nearing operations. Safety clearance has been granted for 17 of its 23 stations as of 30 September 2026, and passenger services are yet to begin. Planned openings in stages run from Maan to R K Laxman Museum Balewadi in December 2026 and from Balewadi High Street to District Court Pune in March 2027.

Road infrastructure is also moving forward in the area. The Pune Ring Road, a 173-km MSRDC project, is under construction, with the western section targeted for late 2026 or mid-2027 and the eastern section expected to be completed by May 2028. The Pune Inner Ring Road, a 97-km PMRDA project with an estimated cost of about ₹14,000 crore, is planned.

Vasundhara Hospital is about 1.2 km away, and Kasarsai Dam is roughly 3 km from the site. Nearby schools include VIBGYOR High School Hinjewadi, Mahindra International School and Ryan International Academy. Xion, Seasons and Phoenix malls are within 3 km of Hinjewadi. Hyatt Place Pune/Hinjawadi serves as a hotel option in the locality.

Hinjewadi's locality average is about ₹9,000 per sq ft. Phase 1 averages about ₹9,900 per sq ft, Phase 2 about ₹7,100 and Phase 3 about ₹8,500, with a five-year rise of 63.6 percent in Phase 1 and 49.1 percent in Phase 3, based on public listing data.

About the developer

Hiranandani Group is developing the Krisala township in phases on a 105-acre parcel at Darumbre. Phase 1 covers 30 acres, with a minimum potential of about 3 million sq ft. Phase 3 spans 6.5 acres with 929 units across five towers, and its homes are described with floor-to-ceiling windows and Art Deco-inspired architecture. The developer's Krisala Everlyn project in Darumbre spans seven acres with five towers, each with 27 floors above a stilt, podium and ground level.

What comes next

Phase 4 is at the upcoming stage. Its registration on the Maharashtra RERA portal is still to come, and buyers can check the registration status on the official RERA Maharashtra website once it is listed. Pricing will be shared on request, and the developer has not yet announced a launch or booking date for the phase. The planned handover is December 2030, while metro services on Line 3 are expected to open in stages through 2026 and 2027, shaping how residents move between the township and the wider city over the coming years.
