Own the Land. Shape the Life. Hiranandani Karjat.
Villas · Starting ₹1.5 Cr onwards
Hiranandani Karjat is a 55-acre plotted township set within the Karjat–Khalapur belt of Raigad District, conceived by Hiranandani Communities as a low-density, nature-integrated residential address for buyers who want the freedom of land ownership within a planned, serviced estate. Villa plots range from 1,500 to 7,000 sq ft, priced from Rs. 1.5 Cr, giving owners the latitude to design and build residences that reflect individual requirements rather than a standardised floor plate.
The Sahyadri foothills form the visual context for the township—east- and west-facing plot orientations are selected to capture mountain views and natural cross-ventilation across every site. Internal roads, demarcated plot boundaries, and infrastructure-ready layouts are engineered from the master plan stage, so buyers can begin construction without the typical delays of unserviced land purchases. The guiding idea is a self-sufficient gated enclave that balances open green zones with modern community facilities.
The design philosophy behind Hiranandani Karjat draws on the group's record in large-scale township planning, most visibly demonstrated at Hiranandani Gardens in Powai, Hiranandani Estate on Ghodbunder Road in Thane (a 375-acre township with over 100 occupied towers), and Hiranandani Fortune City in Panvel. At Karjat, that planning discipline is applied to plotted development—wide internal streets, vastu-compliant orientations, eco-conscious water management, and abundant landscaping form the structural framework within which individual homes will eventually rise.
The timing of this launch aligns with a measurable shift in how MMR buyers are thinking about suburban addresses. The Panvel–Karjat rail corridor, the MTHL, and the Navi Mumbai International Airport together represent the most concentrated infrastructure investment this corridor has seen in decades. Entry at plot stage, before the surrounding township matures, has historically delivered the sharpest appreciation in Hiranandani's own precedents across Powai, Thane, and Panvel.
Hiranandani Karjat is open for site visits and plot selection. The Hiranandani Communities sales team can be reached for plot configurations, orientation preferences, and payment plan details.

Karjat–Khalapur Belt, Raigad District, Maharashtra · Panvel–Karjat Corridor · Karjat
Karjat sits at the foot of the Sahyadri ranges in Raigad District, Maharashtra, where the river Ulhas flows through a green corridor that has historically served as a trade and travel passage between the Konkan coast and the Deccan plateau. The town is roughly equidistant from Mumbai and Pune, and its position on the Central Railway main line has made it a well-established junction for suburban and long-distance services. The surrounding landscape of forested hills, seasonal waterfalls, and open farmland gives the area a quality of air and light that denser MMR localities cannot replicate.
The Panvel–Karjat Corridor is now at the centre of a significant infrastructure push. The Mumbai Rail Vikas Corporation is developing a new 29.6-kilometre suburban rail corridor linking Panvel and Karjat with five stations—Panvel, Chikhale, Poyanje, Chouk, and Karjat—as part of Mumbai Urban Transport Project 3, which when completed is projected to reduce travel time between CSMT and Karjat by approximately 30 minutes compared to the current route via Kalyan. The operational Atal Setu (MTHL), inaugurated in January 2024, has already materially reduced road travel time between South Mumbai and the Navi Mumbai–Panvel zone, and the Navi Mumbai International Airport is within approximately an hour of Karjat, adding a long-term connectivity layer that few suburban corridors in Maharashtra can claim.

A new 29.6-km dedicated suburban rail corridor developed by Mumbai Rail Vikas Corporation under MUTP-3, with five stations including Karjat, is projected to cut CSMT-to-Karjat journey time by approximately 30 minutes once operational.
The Navi Mumbai International Airport, located within approximately one hour of Karjat, has commenced commercial operations, creating direct air-travel access and significant long-term demand for residential land along the Panvel–Karjat corridor.
The 22-km Atal Setu (MTHL), inaugurated in January 2024, connects Sewri in South Mumbai to Navi Sheva, materially reducing road travel time from South Mumbai to the Navi Mumbai and Panvel zone that links onward to Karjat.
Central Railway has approved a fourth rail line along the 29-km Karjat–Panvel corridor at an estimated cost of Rs 491 crore, part of MUTP-3, designed to decongest the existing route and increase suburban train frequency between Karjat and Panvel.
The Maharashtra government has designated a large development zone around the Navi Mumbai airport under the NAINA planning authority, which encompasses parts of the Panvel–Karjat corridor and is expected to drive organised township growth and infrastructure upgrades across the belt.
At 55 acres with villa plots ranging from 1,500 to 7,000 sq ft, Hiranandani Karjat is deliberately low-density, giving each owner generous ground coverage, natural light, and separation from neighbours—a format that is structurally scarce within the MMR.
Buyers are not purchasing a fixed floor plan but a titled land parcel within a serviced, master-planned estate. The ability to design and build a bespoke home—single storey, double storey, or phased—is a defining advantage over conventional apartment inventory.
Established in 1978, Hiranandani Communities has delivered over 75 million sq ft across India, including landmark townships at Powai, Thane, Panvel, Chennai, and Hyderabad. That institutional depth—in planning, legal structure, and long-term maintenance—travels with every project.
Three simultaneous infrastructure events—the Panvel–Karjat suburban rail corridor, the Atal Setu (MTHL), and the Navi Mumbai International Airport—are converging on this corridor simultaneously, a combination that historically precedes sustained land-value appreciation in Mumbai's extended suburbs.
The project sits in the Karjat–Khalapur belt, backed by Sahyadri mountain views and the river Ulhas, yet within reach of Karjat Junction on the Central Line, the Mumbai–Pune Expressway via Khopoli, and established social infrastructure including schools and hospitals inside Karjat town.
The master plan and architectural vocabulary for Hiranandani Karjat have been developed by architect Reza Kabul, whose portfolio spans large-scale residential townships globally. The engagement of a named design authority signals a standard of spatial planning that distinguishes this from speculative plotted land sales.
